Northwest Petroleum LP of Houston is engaged in constructing a 12,000 sf Shell-branded travel center on 8.5 acres. The Sonterra Travel Center will include a Denny’s restaurant and a Burger King, as well as 80 parking spots for large trucks. Amenities for truck drivers will include Internet, showers and a game room. Senior Vice President Frank Malik stated the company’s interest in the project is driven by its close proximity to SH 130 which will allow motorists to bypass Austin and find a convenient rest stop for refueling and dining just north of where SH 130 and I-35 merge.
Texas Department of Transportation has awarded a contract to construct new off and on ramps from I-35 to the Sonterra Development. One way traffic from the south and north bound lanes will be replicated on the access roads in front of Sonterra from the Corn Hill overpass to the Jarrell underpass.
Sonterra Development is nearing completion of an additional 650 home sites which have been pre-sold to regional and national builders. According to Theron Vaughan, Sonterra Developer, he expects to see over 1,000 new homes completed by the end of 2007. According to the Jarrell Post Office there are currently over 7,000 existing homes within a 6.9 mile radius of Sonterra, which equates to between 21,000 and 28,000 people.
Jerry Stephens, General Partner for Cougar Plaza, is negotiating lease space with a dollar store, auto parts, Mexican restaurant and a video rental/pizza parlor. In addition, he has secured agreement from a former assistant manager with Albertsons’s to serve in a managerial position when Mr. Stephens secures agreement from a grocery chain to locate within Cougar Plaza. | |
